Thanks for the clarification, I guess you make a good point. It depends on the location. For the most part homes (including my own) have dropped in value all around my area, maybe not the case everywhere. I have a friend who is 200k upside down on his house...

I'm looking at property in northern Nevada, 15-50 acre plots are still fairly cheap and we have no state income tax. most will be in the middle of no where so to get power to the property might be expensive.

You and I are on a similar page. I've recently started looking at land, but don't quite have the money it's going to take, but I'm working on it. Tough enough with one mortgage, but if I can get it paid down enough I'll feel comfortable enough to stick my neck out.

I want at least 40 acres (80 is better) with timber but possibly a clear hill with southeastern exposure as I'm an earth-sheltered house nut. A creek through it would be a bonus, but I'd have to have a pond - whether it's already there or I have to have it dug out. The area I'm watching has abundant natural gas, so getting the mineral rights with the land is important to me; it would be nice to be able to power things with your own well. Maybe a natural gas generator?
